Sadly Mr. Augustus (Gus) Dube recently passed away after living for 86 happy & fruitful years. He had lived here since 1954. We will be holding several open houses at the property prior to auction day. These open houses are an opportunity for you and your building inspector to view the interior & exterior of the buildings. Please keep in mind that you will buying this property in "as is" condition. All inspections must be done prior to the auction as there will be no inspection contingencies in the sales contract. AUCTION INFORMATION

Date of the Auction: Saturday May 15th, 2004

Time: The bidding will begin at 12 Noon. Registration will on Saturday morning.

Auction / Property Location: 16 Indigo Hill Road, Somersworth, NH

Bids: There is a very reasonable minimum bid. This property will be sold !

A Deposit of $10,000 must be given to the Auctioneer prior to the auction in order to obtain a bidding number. Said deposit must be in the form of Cash or Certified Check made payable to Stephen Bennett Auctions. The deposit from the successful bidder will be deposited and held in our escrow account. Deposits of the other bidder's will be returned immediately following the auction.

All deposits are non-refundable should the successful bidder (Buyer) fail to close or consummate the transaction for any reason.

Qualifications of Bidder: The only qualification to bid on the real estate at this auction is the presentation of the $10,000 Deposit. Bidding is open to the public without regard to race, color, sex, religion or national origin.

Purchase and Sale Agreement: Immediately upon conclusion of the bidding the successful high bidder will be required to sign and execute the Purchase & Sales Agreement, as well as any other appropriate documents deemed necessary. A copy of the P&S is available for downloading -- click here.

Closing: The closing and transfer of the title & deed must take place on or before  Weds. June 30th, 2004. The balance of the purchase price is due at this time.

Title: At the Closing, the Seller shall provide a Warranty Deed to the Buyer.

Liens & Encumbrances: This is not a foreclosure auction, therefore, all liens and encumbrances will be paid by the Seller at the Closing. In other words, there will be no back-taxes, water bills, etc.  

Inspection: This property is being sold as is, therefore, Bidders are encouraged to inspect the property prior to bidding. You may bring your home inspector / builder / etc. to any of the open houses or make an appointment with the Auctioneers office prior to the day of the auction.

Property Taxes: $2,400 per year / City Tax Map 15, Lot 125

Lot: The approx. 1-acre lot is L-shaped; having 103-feet of frontage on Indigo Hill Rd, it's 330-feet deep, 210-feet across the back.

The Structures: The house is a 2-story New Englander-style home which features 3-bedrooms, 1-full bath, a large kitchen, living room, etc. The electrical was recently updated; the oil-fired furnace is in excellent condition and has cast iron base-boards; the roof on the house is also appears to be in good condition; there are hardwood floors throughout the 1st floor and wide pine floors on the 2nd floor; the attached 2-story barn also has a drive-in lower level. It is fully wired and the barn roof is only 3 years old.

Contents: The contents of the house will be sold the same day at auction, but will not be included with house. However, the appliances (GE No-Frost refrigerator, GE Self Cleaning oven, Kitchen Aide washer & GE Heavy Duty dryer, wood stove) will stay with the house and will be included in the purchase price.

Directions to the Property: Indigo Hill Road is only 2 miles from the Spaulding Turnpike (Rte. 16); take Exit 9, the Dover / Somersworth exit; follow the signs through the Weeks Intersection for Rte. 9 towards Somersworth; pass the Wal-Mart; shortly a Rite-Aid Pharmacy will appear on your left, at a traffic light; but turn right at that light, directly onto Indigo Hill Road; the house is a bout 1/4 of a mile on your left.
